OWNERSHIP MENTALITY WHEN REPOSITIONING ASSETS
Our development heritage and an entrepreneurial culture fosters a comprehensive and innovative approach to positioning and re-positioning assets.
RESULT: Renovated a five-story, 150,000 square foot 1920s-era industrial building into a modern office building in a very tight timeframe. Value engineered $1 million in total project savings versus $7 million schematic budget estimates. Within one year of delivery occupancy increased to over 90 percent.
 
SUPERIOR MARKET KNOWLEDGE TRANSLATES INTO LEASING SUCCESS
Our teams on the ground know their markets thoroughly, allowing us to capitalize on changing market conditions.
RESULT: In just two years, Transwestern backfilled a former 100 percent  tenant occupied building to 97 percent occupancy with brand new tenants. Growth in rental rates outperformed the submarket by 58 percent.
 
MAXIMIZE CASH FLOW THROUGH OPERATIONAL EXCELLENCE
Our proven sustainability and energy efficiency operating procedures turn buildings into peak performers.
RESULT: Several operational measures were put into place on a 1.25 million square foot building including: energy management system (saves 1,400,000 kWh/year = $150,640/year) and lighting retrofits (saves 2,100,000 kWh/year = $235,960/year). 
 
FULL BREADTH OF RESOURCES ON EACH ASSIGNMENT
Teams from our six functional line of business work collaboratively, creating turnkey solutions for each asset.
RESULT: Transwestern and development partner DRI, Inc. retained to develop 170,000 square foot project. Transwestern leased project from ground up, management team took the building to LEED-EB O&M Gold certification, investment services team brokered the sale of the project prior to groundbreaking.
 
RECEIVERSHIP 
When a property is navigating the legal process of bankruptcy, local courts frequently recommend that a third-party company assume management responsibilities for the building.  Transwestern is especially well-versed in this process and engages our property assessment specialists to conduct a thorough review of the asset, quickly and accurately identifying issues.  Both structural and operational issues are addressed, and our teams immediately put a plan into action to rectify them.  Our proven receivership track record ensures an immediate and thorough assessment, leading to the project’s return to the market and ultimate sale in a condensed timeframe.
